The vegetated layer is designed as a small ecosystem, not as a perfectly ordered surface. Sedum spreads naturally, with variations in color and texture, while shrubs break the monotony, add volume, and create the feeling of looking at a real garden rather than a roof simply “covered” in green.

The evapotranspiration of 100 m³ of water over a few summer weeks on an extensive green roof provides active cooling that far exceeds the cost of the water and is dozens of times more efficient than the thousands of kW of electrical energy consumed by air-conditioning systems.

From a technical standpoint, the two systems work hand in hand: the roof reduces building overheating, while the green façade functions as a thermal and acoustic filter. In practice, the difference is clearly felt during summer. Not by chance, Penny’s sustainability report shows significant energy savings.

The absence of irrigation is not a drawback but a deliberate choice. The vegetation is selected to withstand dry periods with minimal resource consumption. In the end, the result is a roof that asks for little but offers a lot: protection, insulation, and a piece of authentic nature high above the city.

This green terrace is not a simple “modern add-on,” but a natural extension of ecological construction and responsible restoration. It supports proper drainage, reduces temperature fluctuations, limits the formation of condensation, and brings nature back to a place from which years of misguided interventions had pushed it away.

The design does not try to be more than it is, but it does its job: it softens the building, adds a layer of greenery to a built-up area, and transforms a technical terrace into an element that truly matters visually.

The fact that this project was understood and supported by the developer is no coincidence. Florin Mariș, CEO of Hexagon Group, understood one essential thing: “In Cluj-Napoca, you can no longer build successful projects if green areas are treated as a secondary detail.”

In a resort like Băile Tușnad, where nature is the main asset, such a roof is not only a practical solution but also a matter of common sense. It reduces the environmental impact of construction, integrates discreetly into the landscape, and demonstrates that it is possible to build in a modern way without breaking the connection with the surrounding nature.
